주택 월세ㆍ전세ㆍ매매가격의 장단기 구조 해석 : 시도별 수요공급 변수를 고려하여

| dc.description.abstract | 본 연구는 월세ㆍ전세ㆍ매매가격 사이의 관계를 살펴보고 이론식을 실증하고자 하는 목적을 갖는다. 가격 사이의 단기 움직임과 장기균형 관계에는 차이가 있을 수 있으며 이러한 장단기 개념 적용이 본 연구의 차별점이다. 전월세 이론식을 장기관계에 반영하고 DiPasquale and Wheaton 모형의 수급변수를 참조한 ARDL모형 결과는 다음과 같다. 첫째, 시장이자율은 월세가격-매매가격의 공적분관계를 강화시키고 단기가 아닌 장기에서 주로 작동한다. 그리고 월세가격과 이자율이 매매가격을 설명하는 자본환원 식별에서 이자율의 부호는 음으로 바뀐다. 둘째, 기대가격상승률은 전세가격-매매가격, 월세가격-전세가격-매매가격의 공적분관계를 강화시키고 장기뿐만 아니라 단기에서도 유의한 영향을 미치고 있다. 셋째, 수급변수들을 통제하면 전월세 이론식에 부합하는 부호들이 장기관계에서 추정되고 수도권과 비수도권 사이에 공통적으로 나타난다. 넷째, 수도권과 비수도권의 주요 차이로는 가격 변수가 작동하는 상대적인 시점, 그리고 단기에 비수도권에서 대출, 재고의 효과가 상대적으로 크다는 점을 들 수 있다. 다섯째, 월세가격의 장기균형 복원 속도가 상대적으로 빠르며 비수도권에 비해 수도권에서 빠르다. | - |
