공유오피스의 커뮤니티 중심 공간 구성 특성

Abstract

최근 급속하게 늘어난 공유오피스는 시대의 흐름에 따라 다양한 형태로 변하였다. 최근에 코워킹 스페이스와 관련 공유 공간의 사업이 트렌드에 따라 급속하게 성장하고 있으며, 공간의 수요는 2015년부터 2017년 사이 180% 성장한 것으로 확인된다. 서울에 위치한 대부분은 공유오피스는 강남권에 위치해있으며 외국계기업, 국내기업, 로컬기업 등 사례지를 방문한 결과 공유오피스는 크게 work, space, community 를 제공하고 있다. 또한 각 공유오피스(shared office)의 분류 형태는 서비스드오피스(serviced office), 코워킹스페이스(co-working space), 비상주서비스(virtual office), 일일오피스(daily office)로 분류된다. 이는 임대업의 형식이나 비용의 차이로써 여러 타켓층을 고려한 것이다. 공유오피스의 배치에 따라 커뮤니티 분산형 순환형 집중형으로 나뉘어 커뮤니티의 동선의 활용성을 높이게 계획되어있다. 네트워크 중심적으로 업무형태가 진행되며 이러한 커뮤니케이션의 과정에서 멤버들은 서로 교류하고 커뮤니티를 형성할 수 있는 기회를 제공함으로써 함께 공존하고 성장하는 비즈니스 생태계를 만들고 있다. 공유오피스는 각 도심의 공실해결 대안으로 당분간 지속될 것으로 전망되며, 근무지의 소속감과 더불어 사무공간으로써의 코워킹시스템이 자리매김 할 것으로 기대한다.

It is to consider various target levels by leasing service or the difference of costs. It is divided into forms of dispersion, circulation, and concentration and is planned to increase the utilization of communities" traffic according to the allocation of shared office. The business is conducted network-centered. During the process of communication, members can get chances to exchange and build communities. They are making business ecosystem which they can coexist and grow together. Shared offices have a view of a solution to empty rooms and will last for a while, and it is expected that co-working system be settled as office space and giving people sense of belonging on their workspace.
