| dc.description.abstract | Location is an important factor in real estate market. According to the theory of urban economics, retails are located where the minimum cost will be invested and the maximum demand will be provided. The enforcement of limited distance system of retails’ location have been based on gglomeration diseconomy by the Win-Win Growth Commission(WWGC) and the Fair Trade Commission(FTC). This study set two hypotheses: 1) it can be explained by the positive effect on an agglomeration economy of the retail and 2) impact factor among the industries’ agglomeration economy will be different. Through the analysis processes, convenience stores, and bakery are selected as the samples of the study. In order to define the distribution of these samples are analyzed by Moran's I. In addition, regression analysis is performed to illustrate the efficiency of agglomeration economy among those three business activities. The findings of Moran’s I show that three sectors have been integrated. By the regression analysis, integration with other business categories has a positive effect, but it has a negative effect on each business category. Therefore the differentiation of business type is a important factor and the convenience store and bakery are proved the efficiency of limited distance system. | - |
