dc.description.abstractThe purpose of this study is to show both the process of computing housing price index by using non-apartments' median sale price and the difference of the index from two other indices: hedonic housing price index and Kookmin Bank Housing Price Index. In process, the median value of nonapartments' real transaction prices observed for 30 months was used. In this study, housing price index with median value was computed by two ways. The first is to weight the frequency of sub-housing market price index. Another is to directly find the median value within housing market prices which should be investigated. Weighted housing price index was used in this study and the price index was compared with hedonic price index and Kookmin Bank Price Index. As a result, weighted housing price index with median value has similar variation to hedonic price index within specifically observed period. However, the price index showed that it was not as much conservative as both Kookmin Bank Price Index and directly computed price index with median value. Therefore, it is very important to know that the circumstance of housing market is reflected differently to each housing price index we used and the selection of the price index should be carefully chosen by what the users want to study.-
