가로경관 및 보행환경에 따른 소매입지 변화 특성 분석 : 성수동 음식점을 중심으로

Abstract

오늘날 상품뿐만 아니라 상품이 소비되는 공간 자체도 소비의대상이 되면서, 소비공간의 이미지와 미적 차별성을 강조하는 공간의 상품화가 이루어지고 있다(전해은·이기춘, 2002; 김희진· 최막중, 2016). 이러한 소비행위는 음식점이 단순히 음식을 제공하는 장소가 아니라 개인의 취향과 라이프스타일을 간접적으로표현하는 장소로서 중요한 의미를 지니고 있음을 보여준다. 도시공간을 구성하고 있는 환경적 요인들은 음식점의 전반적인 분위기에 기여할 뿐만 아니라 개인화된 경험 공간을 조성함으로써 소비자들에게 차별화되고 독특한 공간으로 인식되기도 한다. 소비자는 이용 시점에 경험한 물리적 자극에 의해 소비 행동에 영향을받으며, 좋은 서비스 환경은 고객 만족도를 높인다(Koo et al., 2023b). 이는 곧 잠재적 소비자를 이끄는 원인이 되므로, 음식점의 입지에 있어 상업 공간의 매력을 결정하는 가로경관과 보행환경의 역할을 이해할 필요가 있다. 그러나 음식점의 입지 및 분포에 관한 대부분의 연구는 매출 성과 및 장기 생존과 관련하여 최적의 입지환경을 도출하는 데 집중하고 있다(김동준 외, 2018; 이슬기, 2019; 임수명 외, 2020; Sevtsuk, 2014; Wu et al., 2021). 보행자에게 매력적으로 인지되는 장소성은 개별 점포와 가로공간의 물리적 환경을 통해 형성되므로(김다혜·양승우, 2020), 경관적 차원에서 경험적 요인과시각적인 매력이 음식점의 입지 선정에 미치는 영향을 살펴볼 필요가 있다. 뿐만 아니라, 레스토랑, 카페, 펍 등 음식점은 사람들이 집 혹은 직장 밖의 영역에서 사회·경제적 활동을 자발적으로행하는 제3의 장소로서(Oldenburg, 1999) 삶의 질과 사회적 상호작용을 강화하는 역할을 한다. 이는 궁극적으로 도시의 활력을증진시키는 데 기여하므로, 신규 상권 혹은 비상업지 내 음식점의 공간적 분포를 결정짓는 데 있어 가로경관 및 보행환경이 미치는 영향을 탐구하는 것은 중요하다. 따라서 본 연구는 최근 새롭게 떠오르는 상권을 대상으로 음식점의 개업 변화 및 입지 패턴을 살펴보고, 시기별 영향 요인을 비교 분석하는 것을 목적으로 한다. 특히, 접근성 기반의 물리적 환경뿐만 아니라 경관 이미지를 활용한 보행환경의 영향 변화를 실증적으로 분석하고자 한다. 연구 결과는 변화하는 소비행태에 따른 도시환경의 역할을 이해하고, 새로운 명소 혹은 상권의 조성과 지역의 활력을 위한 도시계획 및 정책의 기초자료로 활용될 것으로 기대한다.

The commoditization of space today has shifted consumer preferences and consumption behavior, drawing attention to restaurants located on the outskirts of central commercial districts or on side streets. Consumer behavior is influenced by physical stimulation, and a well-designed service environment can attract potential consumers, making streetscape and walkability important factors for the location of commercial facilities. Therefore, this study aims to spatially examine the shifts in the opening and location patterns of restaurants and analyze the influencing factors by period. In particular, the study analyzes changes in the pedestrian environment using Naver Street View (NSV) images. Streetscape characteristics were developed through semantic segmentation and a deep learning model using the Place Pulse 2.0 dataset. The findings revealed that restaurants in Seongsu-dong initially selected streets based on physical proximity at the early stages of commercial district growth. However, as the district entered a phase of expansion, they gravitated toward streets with high street connectivity, visual elements such as enclosure, and enhanced streetscape quality such as aesthetics. These results suggest that over time, streetscape characteristics have become more important than classical location factors in determining restaurant locations.
