Abstract
The purpose of this study is that as investigating commercial and residential buildings in residentialarea not only limited standard of architectural characteristic through environmental factors of location and site plan but also suggesting the basis information on condition of location and site plan in the future. The small size of commercial and residential buildings in the residential of Seoul as a center which specially planned after 2002 were investigated and analyzed in terms of their distribution in these area and architectural characteristics. As result of following by some analysis which is plan and location of buildings how could influence on related to the street and established buildings that was able to achieve point to be considered factors to improve good environment in planning of these buildings. Moreover, there buildings caused several realistic problems. There are some reasons for this; First of all, the lack of a development plan of individual buildings affected impediment of residential environment. Secondly, these obstructed space of activities and pedestrian access. Furthermore, it revealed inefficient utility factors of site plan owing to a defect in legislation. For that reason, there are required that urban environment consider according to the regulation and not only provide guidelines which are setting up building types and location but also improve various regulation in realistic needs of residents.
