| dc.description.abstract | 본 연구는 서울․경기 지역 10곳의 영구임대주택단지를 대상으로 과거수선실태 조사 및 수선비용을 분석하고 이를 바탕으로 장기수선상의 문제점 및 개선방안을 제시하고자 한다. 이를 위하여, 실무경력 10년 이상의 전문가 30명과의 인터뷰를 실시하였고 수선비용은 분기별 실행예산 집행 및 수선충당금 사용실적 현황 자료를 분석하였다. 본 연구의 결과를 요약하면 다음과 같다. 1) 건설원가 대비 준공 후 13년간의 수선비용 비율은 4.56%이며, 건축비 대비로는 6.70%로 나타났다. 2) 형식적인 장기수선계획의 수립으로 혼란을 가중시키고 있기 때문에 장기수선계획의 명확한 규정이 시급하다. 또한 과거 수선 자료가 손실되었기 때문에 수선 자료의 체계적인 관리 규정이 제시 되어야 한다. | - |
