- Abstract
- This study aims at exploring the impacts of residential environments, including housing structures and neighborhood characteristics, on housing duration using 2006 home owner survey focused on residents in Mid-Ohio, U.S.A. based on three statistical analyses-principal component analysis, semi-log housing duration aggregated factor regression analysis, and semi-log housing duration disaggregated factor regression analysis. This study finds that the aggregated factors of weak public service?complexity and costs are very significant decision factors for housing duration. For the disaggregated characteristics, distance to friends or work place, commuting cost, job, neighborhood accessibility, housing tax, income, housing price, crime rate, and race are closely related to the housing duration. The results of this study show that neighborhood features are the most important for housing duration, indicating that if residents are satisfied with the neighborhood features, they would prefer to stay current houses. If they are not satisfied, they would have moving intention. In Korea, the residential environments are more homogeneous than tho prin U.S.A becau prKorean residents prefer to stay Apartment styles. However, it will become more preferable to living in the single-family housing or town home style in the future due to changing socio-economic environments. Therefore, it is necessary to set up new direction of housing and urban management policies for preparing the new housing trends in advance, and this study gives the important policy implications.
