경제적 사회거리가 공공주택 거주민의 근린만족도에 미치는 영향분석

Abstract

본 연구는 소득 격차를 토대로 측정된 경제적 사회거리가 서울시 공공주택 거주민의 근린만족도에 미치는 영향을 일반화선형모형을 이용해 실증분석하고, 이를 바탕으로 경제적 사회거리가 근린주거생활 불만족의 원인이 되는지를 파악하였다. 주요 분석 결과는 다음과 같다. 첫 번째, 공공주택 거주민의 소득은 경제적 사회거리 형성에 있어 중요한 원인이 되었는데, 낮은 소득수준은 경제적 사회거리를 커지게 하는 원인으로 작용하였다. 두 번째, 공공주택 거주민은 해당주택 및 서울에 오래 거주할수록 근린에 대한 만족도가 높아지는 것으로 나타났다. 세 번째, 가구소득이 가장 높은 지역인 강남4구에 거주하는 공공주택 거주민은 기타 지역 거주민에 비해 낮은 근린만족도를 보였다. 네 번째, 경제적 사회거리는 근린만족도에 부정적 영향을 미치는 요인으로 확인되었는데, 특히 공공주택 거주민의 소득수준과는 별개로 그들이 거주하는 자치구의 평균소득이 높고 소득 차이가 크다면 주거환경이 양호하다고 해도 근린만족도가 떨어지는 것으로나타났다. 이와 같은 결과를 통해 공공주택 거주민은 경제적 사회거리로 인해 근린주거생활에 불만족을 겪을 수 있다는점을 확인하였는데, 이는 공공주택 정책의 추진과정에서 경제적 사회거리를 고려할 필요가 있다는 시사점을 주고 있다.

This study analyzed the effect of economic social distance measured by income disparity on the neighborhood satisfaction of public housing residents in Seoul using a generalized linear model, and based on this, it was determined whether the economic gap caused their neighborhood life dissatisfaction. The main results are as follows. First, the income level of public housing residents served as an important factor in the formation of economic social distance and in particular, the social distance was growing if the income level was low. Second, the longer people live in the houses and in Seoul, the more satisfied they were with the neighborhood environment. Third, public housing residents living in Gangnam area with the highest household income had a lower level of neighborhood satisfaction than residents living in other areas. Fourth, the economic social distance was identified as a negative factor in neighborhood satisfaction, especially if the average income of the municipalities they reside in was high and the gap was large, regardless of the income of the public housing residents, the level of neighborhood satisfaction was lower even if the residential environment was good enough. The results clearly identified that public housing residents suffer from neighborhood life dissatisfaction due to the economic social distance. Through this, this study finds that public housing policy needs to consider the problem of neighborhood life dissatisfaction due to the economic social distance.
