젠트리피케이션지역 음식점업 생존율에 영향을 미치는 공간적 요인: 서울시를 대상으로

Abstract

도시공간의 변화는 거리에 활력을 불러일으키고 지역경제 성장에 이바지하는 장점이 있는 반면, 그 이면에는 젠트리피케이션이라는 문제가 공존한다. 본논문에서는 서울시를 대상으로 6개의 젠트리피케이션 이슈지역을 선정하여 음식점의 생존율에 영향을주는 공간적인 요인을 살펴보고자 하였다. 특히, 젠트리피케이션지역과 젠트리피케이션이 발생하지 않는 반경 500m 지역에서의 음식점의 생존율이 어떻게 다르게 나타나는지, 생존율에 영향을 미치는 공간적인 요인의 차이는 무엇인지를 실증적으로 분석하였다. 이를 위해, 업종별인허가 자료를 활용하여 젠트리피케이션 초기에 주로 활발하게 증가하는 업종인 일반음식점, 휴게음식점, 제과점에 초점을 맞추어생존분석을 실시하였다. 분석결과, 지역의 평균 주택가격상승률과 지역의 평균적인 상점 규모가 커질수록 젠트리피케이션 지역에서의 음식점 생존율은 감소하는 것으로 나타났다. 또한, 지하철역과의 접근성이 좋을수록 생존율은 감소하는 것으로 나타났으며, 지역별･업종별로 차이를 보이는 것으로 나타났다. 이러한 결과는 젠트리피케이션을 줄이려는 도시정책이 임대료정책이나 교통정책과 연계되어야 함을 시사할 뿐만 아니라, 서울시의 젠트리피케이션 정책은천편일률적이어서는 안 되고, 지역별 특성과 공간적인 특성에 맞는 차별화된 정책이 필요함을 시사한다.

The objective of this study is to investigate how spatial factors affect the survival rate of restaurants in the gentrification area. In particular, this study explores the spatial characteristics of factors affecting survival rate of restaurants between regions and industrial sectors in gentrificiation areas of Seoul. For this, using survival analysis model, we focus on six commercial gentrification areas with the 2010-2018 business license data from the Ministry of Public Administration and Security. Our results show that growth in housing prices and franchise firms negatively affect survival rates of restaurants in gentrification areas. We also found that the better the access to public transportation (especially access to the subway), the lower the survival rate of restaurants in the gentrification area, and the survival rate are different by region and by industry. Our results suggest that local planning for reducing gentrification problem should be connected to commercial building rent policies and the transportation plan. Moreover, findings suggest that differentiated policies considering regional characteristics can be more effective rather than the identical policies as a way to resolve the gentrification problems in Seoul.
