아파트 거주자의 장소애착과 영향요인에 관한 연구

Abstract

연구배경: 우리나라 도시주거의 대표적 유형인 아파트를 중심으로 거주자들의 장소애착 및 영향 요인을 파악하는 것은 향후 아파트 주거 계획 시 거주자의 주거안정성과 주거만족도를 높이고 궁극적으로 삶의 질을 향상시키는데 기여할 수 있는 시사점을 제공할 수 있다는 점에서 의미를 찾을 수 있다. 본 연구의 목적은 우리나라의 대표적인 도시주거유형인 아파트를 대상으로 조건이 상이한 서울 소재 아파트 단지별 거주자들의 장소애착 정도 및 장소애착 형성에 영향을 미치는 요인을 파악하는 것이다연구방법: 연구목적에 따라 지역의 소득수준, 건축년도, 층수 및 세대수를 기준으로 3개의 아파트 단지를 조사대상단지로 선정하였으며, 거주자 200명을 대상으로 설문조사를 실시하였다. 분석을 위해 SPSS 23 통계패키지를 이용한 기술통계와 요인분석., 중회귀분석 등을 실시하였다. 연구결과: 조사 결과, 조사대상단지의 특성에 따라 장소애착은 다르게 나타남을 알 수 있었다. 연구개념도에 제시된 것처럼, 아파트 거주자의 장소애착은 개인적, 사회적, 물리적 환경 특성 변수에 따라 차이를 보였는데, 특히 장소애착 형성에 유의미한 설명력을 갖는 변수는 물리적 환경 변수로서, 단지의 거주성과 관련하여 안전성 및 쾌적성 요인, 생활편의성 관련 요인, 주민공동공간의 확보와 관련된 요인이 중요한 영향요인으로 나타났다. 그밖에 이전 거주지와의 근접성과 전반적인 단지 특성도 장소애착 형성에 영향을 미치는 변수로 파악되었다. 결론: 아파트 거주자의 장소애착 형성을 위해 거주자 요구에 기반한 물리적 환경 특성을 세심하게 고려한 계획이 필요하다. 후속연구에서는 다양한 주거유형별로 장소애착이 형성되는 과정 및 관련요인을 보다 심층적으로 비교, 파악하는 연구도 필요하다.

Background: Human lives in numerous places throughout lifetime. Residential space is the most basic place for survival. As a familiar, stable place to stay, home is the basis of our lives, which is linked to society, consumption, and economy, beyond as a physical space. The concept of place attachment can be defined as particular emotional ties or sense of belonging gained through experiences and situations in a particular place. Place attachment is closely linked to the identity, emotional satisfaction, and sense of belonging, and can be contribute to enhance residential satisfaction and better quality of life. Although there many pros and cons, apartment housing is still perceived as a convenient place to live in Korea. The purpose of this study is to identify the factors that influence the place attachment of apartment residents. Based on the preceding studies, it was conceptualized that the influencing factors on place attachment can be divided into physical, social, and personal aspects. Methods: As research method, questionnaire survey was conducted from May to September, 2014 and 200 data were collected form the survey. Result: The major findings are as follows: Although place attachment is developed through the comprehensive process among the residents' personal, social, and physical factors, it was meaningfully influenced by the environmental factors such as habitability and physical characteristics of apartment complex. Conclusion: For desirable planning of an apartment complex in future, it should be considered not only the physical environmental factors but the methods to reinforce the neighborship and maintain the place attachment established to the residence.
