서울시 상업가로 보행량과 보행 환경 요인의 관련성 실증 분석

Abstract

보행은 다양한 교통수단 중에 한가지이면서 보행자체가 인간 하나의 활동으로, 다른 사람과의 접촉을 증가시킬 뿐만 아니라 가로의 활력을 가져다준다(김흥순, 2010). 보행량은 상업기능과 상호보완적인 영향을 미친다. 보행량에 의해서 지가와 임대료가 결정되기도 하고 판매시설의 종류가 달라지기도 한다. 보행량에 따라서 상업시설의 매출이 달라지기도 하며 주변 지역의 상권활성화와도 연관된다(최막중·신선미, 2000; 임현식 외 2002 등). Jane Jacobs(1961)는 보행과 관련된 가로활력의 조건으로 용도의 혼합, 작은 도시조직, 오래된 건물의 혼합도, 밀도가 필요하다고 주장한 바 있다. 지금까지 보행관련 국내 선행연구들은 거리의 만족도에 대한 분석을 중심으로 진행되었다(관련 연구로는 금기정 외 2010; 김지희·이명훈, 2008; 이상규 외 2002 등). 보행량과 보행에 미치는 요소에 대한 연구는 미흡한 실정으로 보행 환경 요인들과 보행량과의 관련성에 관한 연구가 필요하다. 보행 만족도에 대한 연구들과 함께 보행량을 결정짓는 변수들에 대한 심도 있는 이해를 통하여 도시내 보행의 질과 양을 증진시킬 수 있는 방법들을 발굴하여 나갈 수 있을 것이다. 도시계획과 설계를 진행할 때 어떤 요소들을 고려하여야 보행량에 실질적으로 영향을 미치는지에 대한 분석이 요구된다. 특히, 보행량은 상업 활성화에 중요한 의미가 있기 때문에 상업가로의 상업 활성화를 위해서는 어떻게 보행량을 증가시킬 것인가에 대한 이해가 수반되어야 한다. 본 연구에서는 상업가로를 중심으로 보행과 밀접하게 관련되어 있는 토지이용, 도시조직, 가로의 디자인, 대중교통과의 접근성 등이 보행량에 어떠한 영향을 미치는 지를 분석하였다. 독립변수를 밀도, 다양성, 디자인 등 5가지로 구분하고, 이론과 정성적 연구들을 통해 도출된 도시 활성화 요인과 국내 선행연구의 거리만족도를 통해 도출된 정량적 요인들을 토대로 실증분석을 하고자 한다. 본 연구의 목적은 보행환경요소들이 보행량에 얼마만큼 영향을 미치고 어떤 요소들이 보행량에 중요한 요소인지 밝히는 것이다. 보행증진 요소인 밀도, 다양성, 가로의 디자인 등의 각 요소들이 보행량에 얼마만큼 영향을 미치는지를 살펴봄으로써 기존연구에서 미흡했던 토지이용과 도시조직을 중심으로 보행량을 정량적으로 분석하여 통합적인 보행량과의 관계를 밝히고자 하였다.

Walking behavior brings vitality on streets, and pedestrian volume is closely related to commercial functions. Pedestrian volume influences on rental prices and types of retails, and it is able to dynamize commercial streets. Therefore, it is needed to find out what kind of elements affects pedestrian volume. Preceding research papers mostly focused on pedestrian satisfaction on streets so far, so analysis of walking is relatively lacked. In this study, the authors analyze the relationship between pedestrian volume and such environmental factors as land use, urban tissue, street design, and accessibility to public transportation. These elements to enhance walking are categorized into three aspects including density, diversity, and design. This study has two main purposes; first one is to examine how walking enhancing elements can influence on pedestrian volume; second, this paper will figure out what specific kind of those elements is a significant factor to pedestrian volume. Consequently, urban density is identified as the most important aspect which affects the amount of pedestrian volume, and small urban tissue is the most critical factor to pedestrian volume.
