인구감소시대의 주택공급방향에 관한 연구

Abstract

This study is to analyze the problems on current housing provision and suggests alternative housing management policies reflecting Korea’s low depopulated phenomena, and based on actual statistics data about housing provision and demographic characteristics and proposed the possible directions that bring positive effect on housing demand. In order to find out the optimal direction for the future, previous regional housing projects and their characteristics are not only examined respectively but also compared to each others. Up to now, housing provisions are made by just peripheral area which is easy to develop without consideration for the housing needs. In particular, apartments are preferred to build in terms of style and size. However, Korea housing market is experiencing demographic issues including a fast shrinking as well as aging population. Moreover, these changes are expected to progress rapidly. It is certain that the further policies are to be improved by considering improvement housing environment of residents in their affordable demands and changes of the number of single household are especially observed because it becomes an important factor to housing demand model nowadays.
