매매, 전세, 월세 시장간 관계의 구조적 해석

Abstract

본 연구는 전세, 매매, 월세사장간의 구조적 관계를 바탕으로 국내 주택시장에 대한 새로운 해석을 제시하고자 하였다. 이를 위해 3개시장간의 관계에 대한 이론적인 분석을 제시하고 실증적으로 확인하는 절차를 거치고 있다. 이론 분석은 순수월세와 매매시장으로부터 동시에 영향을 받는 전세시장의 이중적인 성격을 제시하고 있으며 구조방정식 모형을 이용한 실증분석은 수요와 공급 그리고 시장이자율 등의 요인을 통제한 이후에도 이론 분석의 결과가 성립하고 있음을 보여주고 있다. 본 연구는 전세시장의 이중적 성격을 이론적 실증적으로 제시하고 있다는 의미를 가지고 있다.

This study suggests a new interpretation of the Korean housing market based on a three-dimensional structure among sales, chonsei, and pure monthly rent markets. The paper develops theoretical model relating three sub-markets and performs empirical analysis using structural equation model. The theoretical analysis shows that chonsei is an intermediate market affected by both pure monthly rent and sales markets rather than a simple rental market. Empirical analysis informs that the pure monthly rent market shows rational responses on current market fundamentals including supply and demand factors. Although it does not show a clear picture, the sales market is affected by market fundamentals as well as expectation factors. As the focused market, chonsei market is strongly influenced by both monthly rent and sales markets.
