친환경 특성이 주택가격에 미치는 영향에 관한 연구

Abstract

Nowadays, the importance of environmental amenity has increased along with household income growth. With this change, valuing the environment-friendly factors in apartment complexes became an important task for pricing of apartment. Although there are many amenity factors, we focus on environment-friendly factors in this study. For the analysis, this study utilizes hedonic price models. The data used as dependant variable in this study is the real transaction price from January 2006 to June 2006 in Seongbuk-gu. Independent variables comprise of physical characteristics, neighborhood characteristics, and environment-friendly characteristics. The results of this study suggest that environment-friendly factors exert high degree of positive effects on housing prices in a statistically significant way.
