- Abstract
- As people's income has increased, their interests on quality of life have been intensified. As a result, they got more interested in residential amenity and became to appreciate environmental-friendly residential surroundings. Due to the changes of people's preference, housing amenity effects on housing rent has been changed over time. Although there exist plentiful empirical studies on amenity effects, it is hard to find preceding research focusing on the dynamics of amenity value. Therefore this study analyses dynamic change of amenity effects on housing rent in Seoul using a modified repeat sales model. The results of this research can be summarized as follows : 1) proximity to the good greenbelt, the Han-river and subway station have become more important, 2) CBD effect has decreased while Gangnam subcenter effect has increased, 3) housing size and story effect have shown an increasing path over the past 8 years(1997~2004).
