- Abstract
- Urban regeneration projects aim to revitalize the original downtown business districts of small and medium-sized cities, significantly impacting the business environment and commercial district satisfaction of local merchants. In particular, identifying the specific effects of these projects on local commercial areas is essential for effective policy formulation. This study empirically analyzes the impact of urban regeneration projects on the satisfaction of local merchants with commercial districts, using Gagok-dong, Miryang, Gyeongsangnam-do, as a case study. The study utilizes merchant survey data collected at two time points—late 2019 (early stage of the project) and late 2022 (post-implementation stage)—and applies an Ordered Logit Model to analyze changes in satisfaction. The results indicate that commercial district satisfaction significantly increased after the implementation of the urban regeneration project. In particular, improvements in the pedestrian environment and the utilization of idle spaces played a crucial role in enhancing satisfaction. Additionally, satisfaction among food service business operators showed the most substantial improvement, with increased monthly revenue and visitor numbers identified as key factors contributing to overall satisfaction. These results suggest that future urban regeneration projects in original downtown commercial districts should continue to improve the physical environment and implement policies that account for the characteristics of each business type.
