신도시 주상복합 아파트 거주자의 만족도 영향요인 분석 : 세종 행정중심복합도시를 중심으로

Abstract

행정중심복합도시는 국가의 주요 행정기관과 함께 다양한 산업과 서비스가 집중된 곳으로, 이에 따른 주거환경의 특성도 다양하게 나타날 것이다. 이러한 지역적 특성을 고려하여 신도시의 주상복합 아파트거주환경에 관한 연구를 진행함으로써, 도시화 및 지역발전과 관련된 정책 및 시설 개선에 대한 제언이 필요하다. 그러나 이와 같은 대규모 신개발 사업에 대해서는 사용자 입장의 만족도를 평가하는 연구는 부족한 실정이다(이규협 외, 2022). 따라서 행정중심복합도시 주상복합 아파트 거주자의 만족도와 영향요인을 분석하여 정책적 시사점을 도출할 수 있는 연구가 필요하다. 본 연구는 신도시인 세종시 행정중심복합도시에서 상업시설과가장 밀접하게 위치하여 생활하고 있는 주상복합 아파트 거주자를 대상으로 주상복합 아파트 거주선택 이유, 주상복합 아파트의장단점, 근린상업시설 등에 대해 설문조사를 실시하였다. 설문자료를 활용하여 중요도-만족도 분석(Importance-Performance Analysis, IPA)과 순서형 로지스틱 회귀분석을 통해 거주자 만족도 영향요인을 도출하여 정책적 시사점을 제시하였다.

This study aims to identify the factors influencing the residential satisfaction of residents in mixed-use apartments located in the Sejong multifunctional administrative city. Therefore, a survey was conducted for residents who had lived in the house for more than a year. The Importance-Performance Analysis (IPA) results confirmed that improvement was necessary with a focus on the quality satisfaction of commercial facilities and privacy protection, landscape architecture and cleanliness in the apartment complex and the surrounding area. Furthermore, an ordered logistic regression analysis revealed that rent had a negative effect on housing satisfaction rather than the homeowner. In addition, it revealed that the comfort and convenience of individual houses; commercial, educational, and cultural facilities; mobility; apartment complexes and surrounding areas; neighbors; and management fees affected residential satisfaction. In particular, it was determined that the comfort of individual houses had the greatest effect on residential satisfaction. The lower floors of mixed-use apartments may suffer damage owing to noise generated by commercial facilities and visiting outsiders. This indicated that despite being a new type of mixed-use apartment, efforts to improve the residential environment on the lower floors are essential. This study is meaningful in that it analyzes the factors influencing residential satisfaction and presents policy implications for residents of mixed-use apartments in the recently developed Sejong multifunctional administrative city.
