- Abstract
- This article deals with American Land Use Law, which is consists of Comprehensive Plan, Zoning, Subdivision Approval, Planned Unit Development, Official mapping. Comprehensive Plan is the master plan, that guides all land use regulations of a local government, but don't have direct legal effect to citizens. Zoning is the most important tool to regulate land use and development in America. Zoning divide municipalities overall into various districts, which are regulated for uses, heights, bulks, densities, etc. Subdivision Controls have been developed from plat law for helping with land conveyance, but, today, function as development regulations, demanding public improvements, dedications, in lieu fee, etc. Planned Unit Development process is similar to the combination of Rezoning process and Subdivision Approval process. Official mapping is the means to ensure public facilities like street, etc. Anyway, this study in comparative method will be expected to be useful in interpreting and possible revision of Korean Land Use Law Statute.
