Abstract
This study was conducted to investigate the Building-type transformation characteristics and single detached housing area in urban, which were built in low-story buildings, according to the spatial structure of residential land. The conclusions derived from this study are as follows: First, it was found that urban single detached housing areas had relatively good grounding characteristics, and they were rapidly transforming to mixed-use housing or neighborhood convenience facilities along big streets. Such a trend is a result of high demand for developing low-story buildings to neighborhood convenience facilities due to good approachability and recognition as a commercial zone within a residential area is formed. Second, the road system within a residential area might have been favorable at the time of construction, but as the number of households and cars increase, the system starts to reveal limitations. That is, because an individual plot of large land was mainly constructed, the use of land was changing from the development of each plot of land to the development of combined land. Third, the ratio of detached homes is currently decreasing compared with its initial development time, but the density of land use is found to be increasing in terms of the building coverage ratio and the floor area ratio. As a result, a shortage of open space as well as parking problem are found to be serious due to development. Fourth, architectural changes from detached homes to multi-family housing and mixed-use housing was achieved initially. Considering a changing cycle of 10-20 years, another architectural change is expected to come in the near future. Accordingly, a more practical residential type with practical functions should be developed by using a new development method.
