Abstract
Planning might loose its own value of existence without ensuring its reality. In this context, actualizing of urban design is can be accomplished through development behavior on lots. This dissertation shows the reason of why predictive model that predicts the development types in urban design is needed, and suggests predictive model applied to KangBuk and KangNam in Seoul. Based on the results of the study, which is associated with real development activities rather than conventional approaches focusing only on saying the necessity, the follow is expected. First, unlike existing regulations on Urban Design, when the predictive model would be applied to real Urban Design, we can avoid stereotyped Urban Designs but produce more unique plans associated with lots conditions. Secondly, we can expect more efficient plans when we focus on specific lots expected development activities rather than on the whole Urban Design District. It makes possible to distribute adequately efforts and resources of Urban Design.
