- Abstract
- In September 1999, the Korea Mortgage Company (KoMoCo) has been established and launched to issue the mortgage-backed securities (MBS), having opened a new era of advanced housing finance practice for the first time in Korea. The immature financial market environment, however, does not seem yet to provide sufficient conditions for the Company to successfully settle in the short period of time. In this context, the study tries to search for the ways as to how effectively the system could function and operate in the short run. The higher-income chonsei renter groups who are about to buy the new houses are seen in the study for the potential lender groups that could afford sufficient debt services for their mortgage loans to guarantee the profitability of the MBS supplied to the security market. Using the housing finance survey data by the Korea Housing Bank as of 1999, the study analyzes the demographic and financial attributes of such potential lender groups.
