Abstract
In this research, latent claims were defined as claims which employers and contractors can't recognize or, even if they can, toward which they can't assert their opinions using documents based on their own reasonable requests in the employer-oriented circumstance of construction, but they are expected to occur at any time due to changes in construction conditions and in employers' or contractors' consciousness. The scope of this research was limited to some of apartment constructions which take the largest part in the domestic construction businesses, especially to public apartment constructions of which employers and constructors are clearly separated. This research was projected by a general research methods such as questionnaires based on a systematic survey design. The result of analyzing influencing factors of the subtype cases of latent claims on construction managements was that [delaying subsequent processes due to delayed material supplies], [delaying related processes managed by different contractors], [designs improper to site conditions] and [delaying transferring construction sites] etc. influenced construction periods much, and [expenses for treating civil appeals around construction sites], [improperly treating design changes] and [designs improper to site conditions] influenced costs much, but not so much influenced quality relatively.
