정비구역 해제지역의 점진적 개발을 위한 개발단위 설정과 개발계획의 방향

Abstract

The aim of this study is to suggest alternatives for redevelopment and reconstruction being implemented to improve the old residential areas of the city instead of the overall pulling down of the premise. The redevelopment and reconstruction project in particular which is based on the Urban and Residential Environment Improvement Act since 2003, has not been implemented for a long period due to poor business performance and conflicts among residents. The Seoul Metropolitan Government is making efforts such as promoting 111 districts of the cancelled redevelopment and reconstruction districts of Seoul-type urban regeneration projects and returning 50 districts to the existing management plan. However, unlike the ideology of urban regeneration project, it remains at the superficial level of maintenance and shows the limit that cannot fundamentally improve the residential environment. Therefore, as a mode of improving urban residential areas, we proposed a reasonable development unit and the development strategies for housing redevelopment and reconstruction sites.
