커뮤니티 평가지표에 관한 연구경향 분석

Abstract

커뮤니티의 상태를 객관적으로 파악하고 이를 토대로 물리적, 사회적, 경제적 측면 등 종합적인 차원의 질적 환경 개선을 이루기 위한 근거로서, 그동안 국내외에서 다수의 커뮤니티 평가지표 관련 연구들이 수행되어 왔다. 그 내용을 살펴보면 단위주택 및 건물(주동), 주거단지, 근린생활권, 도시 및 국가 등 다양한 범주의 물리적 환경을 대상으로 정주성(定住性)을 측정, 평가하기 위한 양적 혹은 질적 지표를 개발하고 검증하는 내용들이 주를 이루고 있다. 그러나 연구자들의 다양한 학문적 배경과 상이한 관심에 따라 대상 커뮤니티를 달리 설정하고 이를 평가하기 위한 개별 지표를 선정하다보니, 다수의 연구에서 도출된 지표들 간에 일관된 분류 지침이나 명확한 체계 없이 대부분 일회성 연구결과를 산출하는데 그치는 경우가 많다. 지금까지 커뮤니티의 상태를 파악한 다수의 연구들은 객관적인 측정 지표들을 사용하였지만 지표의 채택방법이 객관적이지 않으며 채택한 지표들 역시 커뮤니티의 상태를 어느 정도나 반영하는지를 검증할 수 없다는 한계를 지닌다. 커뮤니티의 범위(영역)에 따라 이를 구성하는 세부 속성들 역시 워낙 다양하여 그 상태를 종합적으로 평가하는 지표의 내용 역시 달라질 수밖에 없는 기본적 속성을 갖고 있기는 하다. 그렇다보니 커뮤니티를 평가하는 지표를 설정하는 데에도 통일된 기준이 없을 뿐만 아니라 측정될 수 있는 지표 역시 지극히 제한적이고 추상적인 것이 많다는 문제점이 있다.

The purpose of this study was to analyze research trends of community evaluation indicator and to seek implementations for further study. As a pilot study, content analysis was used to analyze diverse topics such as research field, research purpose, category of community, research perspective, research methodology, type of indicator, dimension of indicator, and specific indicators for 55 articles and research reports selected from academic journals in the field of housing, architecture, urban engineering, regional planning and so on. Conceptual and analytic framework of this study was drawn based on the theoretical background. The major findings are as follow: Most of the community evaluation indicator researches were executed in latter part of 2000 due to increasing social interest in quality of life and sustainability in community. Many researches developed indicators to evaluate the residential performance and sustainability of housing complex and city. As for research methodology, most of the researches used content analysis for related literature and survey for professionals to review the exploratory indicators selected. Almost half of the researches developed quantitative indicators in terms of type of indicator.
