- Abstract
- Necessity and demand for new cities and housing increased in Seoul and Metropolitan region after entering into 2000s. It is due to excess population concentration and shortage of housing spaces. At present about 10 new towns are planned, under the second phase, in the metropolitan area. According to the paradigm of sustainable development, a great deal of attention is given to have a pleasant residential environment. It has been observed that people of New towns in 2000s are endeavoring a lot to have their homes and surroundings equipped with pleasant residential environment. They would also look for self-sufficiency including low density of concrete structures, high rate of green land, ecologically planned techniques and advanced urban plan facilities, etc. On the other hand, demand for housing sites for building new cites is increasing as much. If this kind of trend continues, it is impossible to supply housed for everybody. The supply becomes limited due to (housing land development project) shortage of available housing site. In addition, it becomes a burden for consumers as price of land for sale is increased due to impacts of low density and high rate of park area. Therefore, this study reviews standard of green area of park, which is only applied to the current project regions. It establishes a new standard of calculation of green lands of parks, which can reflect distribution of green land surrounding project region.
