Review of Problems in Security Packages Regarding Project Financing

In case of real estate project financing, financial institutions e.g. banks cannot acquire mortgage or guarantee from development company or the other 3rd parties. Therefore, the grasp of cash flow occurred from development managed by development company is most important thing to financial institutions for collection of loans.
This paper deals the various types of security packages in terms of above mentioned view point. As a result of that, this paper concludes as followings.
Firstly, financial supervisory committee has to supervise banks in which accounts is opened not to stop the deposit and withdrawal in the case of account (deposit) pledge.
Secondly, it is necessary to introduce the registration system of receivable and personal properties.
Thirdly, when a development company loose its' ownership on lands for development, it is necessary to revoke the development permission to such development company as soon as possible,
Fourthly, it is necessary to revise the Bank Act for the sanction of 100% equity acquisition for securities.
