- Abstract
- Since the occurrence of defects plays a very crucial role in maintenance expenses, consumer inconvenience, corporative brand image, and reliability issues, it is necessary to address flaws and prepare measures to prevent them. The aim of this present study is to identify such measures to be incorporated systematically in construction work. To this end, five apartment complexes that were already occupied were sampled to collect data and ultimately determine improvement measures that addressed inconveniences of everyday occupants. In order to collect data, constructors 'flaw-acceptance-ledgers and occupants' first and second year flaw-maintenance-requests were divided into drawing up stage and construction stage, and then classified the two stages by work categories, causes, and patterns. In addition, visiting examination was carried out to supplement data and clarify unclear portions. Study findings are as follows:
If there are many state-of-the-art information and communication equipments, the flows in this part are also increased rapidly. Especially in the apartment complex where combination equipments to which multi-sources are supplied, there occur a lot of flaws. And as for the classification of flaw patterns, the flaw of lighting equipments is most frequent (42.8%).
The most important factor of home networks and unmanned defense equipments is reliability. Therefore, applying them to construction sites needs an examination of reliabilities and contents, and careful selection of functions. And in case of ordering lighting equipments, it is necessary to examine the detailed standards of stabilizers, the coating method of equipments, and the acceptance in the factory in production, and to train craftsmen on-site before installing the equipments.
