근린공간요소를 고려한 지역특성이 광역 공동주택 시장에 미치는 영향 분석

Abstract

이 연구는 경기도 내 12,661개의 공동주택을 대상으로 지역특성을 새롭게 설명할 수 있는 생활지향형 근린공간요소를 사용해 지역특성이 경기도 광역 공동주택시장에 미치는 영향을 헤도닉가격모형을 이용해 분석하였다. 이 연구에 따르면 근린공간요소를 고려한 지역특성은 교육공공, 문화여가, 상업, 산업경제요인으로 구분될 수 있으며, 이러한 요인은 광역 공동주택 시장에 중요한 프리미엄을 형성하고 있다는 결론을 도출하였다. 특히 교육공공 및 산업경제와 연관된 지역특성이 높을 경우 주택시장에 더 큰 파급효과를 주는 것으로 나타났다. 이 연구는 이제까지의 지역특성 관련 연구들이 거주민들과 가장 밀접한 관계를 가지고 있는 주택시장을 고려하는 데는 미흡하다는 점을 보완했다는 측면에 의의를 둘 수 있으며, 결과적으로 생활지향형 근린공간요소를 고려한 지역의 특성화 전략은 주택시장에 긍정적인 프리미엄도 함께 가져다 줄 수 있다는 시사점을 도출하였다.

This study aims at analyzing the impacts of neighboring spatial features as a locality on the area-wide apartment complex market. This study groups the neighboring features into 4 locality factors, such as education and public factor, cultural and recreational factor, commercial factor, and industrial and economic factor. The results of this study show that the locality has great impacts on apartment resale price. In particular, educational/public and industrial/economic factors have much premium on the price. Finally, this study gives a good understanding of a importance of neighboring features as a locality on not only regional development but also area-wide housing market premium. Therefore it is very important to reflect livelihood oriented locality when considering regional and housing planning/policy.
