부동산 개발사업의 리스크 모니터링 및 관리 모델에 관한 연구 - 건축 단계를 중심으로

Abstract

일반적으로 부동산 개발사업은 기획(계획)-사업준비-건축-유지 및 관리 단계를 거치게 된다. 실무 전문가를 대상으로 각단계별 및 세부 항목별 상대적 중요도를 분석하기 위해 AHP 기법을 사용하였고, 상대적 중요도가 가장 높은 건축 단계를 대상으로 리스크의 모니터링 및 관리 모델을 제시하였다. 우선 건축 단계의 RBS를 작성하여 AHP기법의 최하위계층을 구성하고있는 리스크 항목을 이해하였고, 리스크의 사전 예측 및 예측된리스크를 효율적으로 관리하기 위해 리스크 모니터링 지수를도입 및 개발하였다. 또한, 본 연구에서 제시한 모델의 완성도를 높이기 위해 Risk Register의 개념을 도입하였고, 개별 Risk Register와 중앙 Risk Register를 사용하여 실무상 발생할(하는) 리스크를 효율적으로 관리하고자 하였다.

In general, Real estate development projects generally go through the Planning (Plan) - Project preparation - Construction - Maintenance and management stages. AHP was used to analyze the relative importance of each stage and detailed item for practical experts, and a risk monitoring and management model was presented for the Construction stage with the highest relative importance. First of all, RBS was prepared to understand potential risks, and risk monitoring indexes were introduced and developed to efficiently manage risk prediction and predicted risks. In addition, the concept of Risk Register was introduced to increase the completeness of the model presented in this study, and the risk of using Individual Risk Register and Central Risk Register was intended to be efficiently managed.
