- Abstract
- 부동산 간접투자시장의 규모가 확대됨에 따라 기존 업무용 빌딩 위주의 투자에서 매장용 빌딩에 대한 투자관심이 증대되고 있으며 투자수익의 원천이 되는 임대료에 대한 연구 수행의 필요성이 커지고 있다. 업무용 빌딩의 경우 임대료에 관련된 연구가 활발히 진행되었으나 매장용 빌딩의 경우 상대적으로 연구가 미진하였으며 매장용 빌딩만이 가진 특성을 반영한 연구는 거의 수행되지 못하였다. 이에 본 연구에서는 내부 임차업종이 다양하게 존재하는 매장용 빌딩의 특성을 반영하여 업종별 임대료 결정요인 연구를 수행하였다.
연구에 사용된 분석 방법은 패널자료를 이용한 다중회귀분석을 기본으로하며 특성감안가격함수을 이용하여 각 업종별 임대료 결정요인을 분석하였다. 분석결과 ANOVA 분석을 통해 각 업종별 임대료 수준이 다름을 파악할 수 있었으며 업종별로 구분하여 임대료 결정요인을 분석한 결과 업종별로 특성변수에 따른 임대료 결정요인에 차이가 존재함을 확인하였다. 이러한 점을 통해 향후 투자대상으로서 매장용 빌딩을 고려할 시 기존에 고려하던 요소와 함께 업종 등 매장용 빌딩만이 지닌 특성을 감안해야함을 알 수 있었다.
1. CONTENTS
(1) RESEARCH OBJECTIVES
The purpose of this study is to analyze classified rent determinants by industry types for commercial property. The study to analyze rent determinants of commercial stores is insufficient even though many studies have been done for analysis of rent determinants, which is a fundamental source of the profit, with enlargement of scale of indirect investment in the real estate market. Stores, which are distinct from offices, have various industry types and their lease areas are also very different from the types. Therefore, this study builds a hypothesis which is that determinants to affect rent are different by the types and then, verifies it.
(2) RESEARCH METHOD
The study uses not cross-section data but panel data of 12 quarters from 2009 to 2011 classified by locations and types of each store. Types are classified by the Korean Standard Industrial Classification Table. The methodology of this study is multi-regression analysis using the panel data and I analyze rent determinants of each type through the hedonic price model.
(3) RESEARCH FINDINGS
As a result of this study, when analyzing panel data of stores, the result is similar to ones of existed studies using cross-section data and shows statistical significance of the variables about the road, frontage condition, story, vacancy rate, using area, and age
2. RESULTS
The analysis of rent determinants of each type demonstrates that sale types such as retail and wholesale or restaurants are more affected on locations than non-sale types such as real estate leasing or other businesses. In addition, office types are more sensitive on their areas than sale types. Lastly, this study also displays that the influence of rent determinants of each type are different.
