- Abstract
- The purpose of this study is to analyze the external effects of new town projects on neighborhood housing prices in Seoul. This paper analyzes housing price data of new town neighborhood areas to investigate the external effects increased after new town projects were officially announced. This study uses the panel model to identify the relationship between distances from new town project areas and housing prices. This study estimates that there were positive external effects on the nearest distance(within 500m) from new town project areas after Seoul metropolitan government had announced the project. However, the others do not seem to have some positive external effects. In this sense, the common thoughts that new town projects increase positive external effects on neighborhood housing prices can not be generalized.
