- Abstract
- 부동산문제와 관련한 이슈들이 사회 전반에 걸쳐문제가 되고 있고, 또한 부동산문제가 사회계층의 문제까지로 확산되고 있지만, 현재까지 이러한 문제를 심도 있게 다루고자 하는 연구는 활발히 진행되지 못했다. 특히, 주택가격 상승에 따른불평등과 그로 인한 좌절감의 관계를 규명하려는 연구는 거의 이루어지지 못하였으며, 주택가격의 불평등에 관한 연구조차도 미진한 수준이다.
이러한 관점에서, 본 연구는 도시민들이 느끼는 좌절감을 ‘계층이동 가능성’에 대한 기대로 대체해 주택가격 불평등지수가 계층이동 가능성에 미치는 영향에 대해 실증적으로 분석해보고자 한다. 이를 위해 2011년부터 2019년까지의 국토교통부 실거래가 자료를 활용해 서울시 25개 구의 지역별 주택가격 불평등지수를 산정한 후, 공간적 불평등을 진단하고자 한다. 사회경제적 불평등은 일반적으로 공간상에 투영되어서 나타나며, 투영된 공간 불평등은 도시 내의 계층분리(segregation) 형태로 나타난다. 이러한계층분리현상은 다양한 사회문제를 유발할 수 있기 때문에 중요하게 다루어질 필요가 있다. 본 연구에서는 도시민의 계층이동가능성을 설문한 서울서베이 도시정책지표조사 자료를 활용하여, 주택가격의 불평등지수가 서울시 시민의 계층이동 가능성에대한 인식에 어떤 영향을 미치는지를 순위형 프로빗 모형을 통해실증분석하고자 한다. 본 연구는 공간적 불평등을 완화하려는 노력이 도시계획적 차원에서 얼마나 중요한지를 실증적인 자료를통해 제시한다는 데 그 의의가 있다.
After the 1997 financial crisis, polarization and income inequality have been much discussed as important social issues because it is believed that inequality may have a negative influence on the expectation of upward mobility for individual workers. Although several studies that explore the relationship between the perception of social class and inequality have been conducted earlier, our understanding of the relationship between housing price inequality and social mobility is still limited. To investigate the relationship between inequality of housing prices and social mobility, we first measure property inequality using the individual housing price data of 2011-2019. Particularly, we employ the Gini index to calculate the spatial inequality of the housing prices by 25 administrative districts in Seoul. For measuring individual social mobility, we use 2011-2019 Seoul Survey Data that contain the information on the individual perception of the social mobility. To obtain a better estimation result of the effects of housing price inequality on social mobility, we employ the ordered probit panel model framework with fixed effects of housing types and time. Our results showed that the inequality of housing prices showed a nonlinear relationship with the expectation of upward social mobility in Seoul. Particularly, the perception of the citizens of Seoul regarding the social mobility had decreased, whereas the inequality of housing prices had increased between 2011 and 2019. In addition, evidences showed that female, elderly, and low-income people perceived a lower possibility of social mobility when they identified a higher inequality of housing prices in their regions.
